Cumler & Lynch, P.A. is a well established law firm with offices at 21 Friendship Street, Waldoboro, Maine. The practice of law has continued unabated at this address since the early 1950's when Hadley Miller began his practice. In 1984, Attorney Robert B. Cumler began his practice here and he was joined by Peter J. Lynch in 1989 when the firm became known as Cumler & Lynch. Robert B. Cumler, Esq. is a graduate of Colby College (B.A., 1977); Franklin Pierce Law Center (J.D., 1984) and was admitted to the Maine Bar in 1984. Bob has also been admitted to practice in the U.S. District Court and he is a member of the Maine Trial Lawyers Association, the Maine Bar Association and the Lincoln County Bar Association. He is a past President of the Lincoln County Bar Association.
Peter J. Lynch, Esq. is a graduate of Bowdoin College (B.A., 1981); Franklin Pierce Law Center (J.D., 1984) and was admitted to the Maine and New Hampshire Bar Associations in 1984. Peter has also been admitted to practice in the U.S. District Court for the District of New Hampshire and Maine, and he is a past member of the New Hampshire Bar Association and a present member of the Maine Bar Association, as well as the Lincoln Bar Association. Peter has been recognized by the Maine Bar Foundation for his outstanding volunteer service as well.
Nicholas J. Stiles, Esq. is a graduate of University of Maine at Augusta (B.S., Cum Laude 2016); University of Maine School of Law (J.D., Magna Cum Laude 2021) and was admitted to the Maine Bar in 2021. Nick graduated law school with the top score in a number of classes, including Administrative Law, Pre-Trial Practice, Real Estate Law, and Remedies. In addition, Nick received an award recognizing his work in the area of Commercial Law. Nick also served as a court appointed mediator in both the Portland and Biddeford District Courts.
Jessica Carter has been with our firm for twenty-eight years. She directs the real estate closing group and assists in our probate practice. Jessica also created our Best Practices manual and is the head of compliance.
Maureen Dean has been with our firm for ten years and has been working in the legal field for a total of thirty-four years. Maureen is in charge of corporations and other entity filings and she is heavily involved in our residential real estate transactions.
Jodi Prior brings twenty-five years of experience in the legal field to our firm. In addition to managing reception and coordinating all attorney/client scheduling, Jodi serves as a legal secretary to the attorneys.

Here is how we do it: When you, your broker or your lender transmit a title request, we hit the ground running. Your file is immediately opened and an attorney is assigned to that file. The attorney, not an outside abstractor, begins the title search and typically has it completed within 72-hours. At the same time, our support staff is working up the file by obtaining all of the information necessary to create the settlement documents and preparing the title insurance commitment. Often, we are ready to close before the due diligence contingencies in the purchase and sale agreement have been performed. Of course, our attorneys have searched over 8,000 individual titles in Knox, Lincoln, Waldo, Kennebec and Sagadahoc County areas, and that gives us a leg up.
You may also be wondering what happens if the title search discloses a title problem. That is why we start the title search early in the process. There is no time lost at this firm waiting for an outside abstracting service to complete the title search, report the results to an attorney and then have the title problem addressed.
